Role Objective

To support the Director; Asset & Advisory in the delivery of lifecycle asset replacement works and the management of project risk across a varied portfolio of real estate projects.

Responsibilities & Key Tasks

The primary function of the role is to ensure that our clients are not exposed to increased levels of risk and to maximise shareholder return. This is achieved through the day-to-day management of lifecycle and variation activity of a number of projects within the portfolio. The role will support the Director; Asset & Advisory in the identification and realising of additional value within the portfolio through the direct procurement of projects and the provision of project management services. The primary function of the role is to lead our existing Project Management team in the delivery of lifecycle asset replacement works across a varied portfolio of assets. The role also supports the Director: Asset & Advisory in the identification and realization of value for our clients, delivering works on time and on budget and not importing commercial risk into our projects.

  • The candidate should be comfortable leading a team of Project Managers and supporting them in all aspects of project delivery, as well as delivering projects direct.

  • The key outputs of the role are summarised as follows:

  • Be capable of leading our Project Management team in the delivery of multiple projects across a number of sites, generally <£1m, in a live environment

  • Act in an “Agent” role to the client (SPV) in the delivery of lifecycle works

  • To provide review of proposed reactive lifecycle to determine requirement

  • Have a knowledge and understanding of the main forms of building contract and associated implementation

  • Have a knowledge and understanding of different procurement routes with a view of gaining maximum value for clients

  • Have a knowledge and understanding of how to administer small construction projects, from inception to handover

  • Administer project works including:

    • Liaison with the FM Contractor and Authority/Trust through all stages of the project

    • chairing meetings

    • preparing outline annual programme for delivery

    • quality assurance of works

    • giving instructions, including variation or change orders on approval

    • Identify and manage risks to ensure delivery is on time

    • determining any applications for extensions of time by the contractor

    • monitoring performance against programme

    • certifying the date of completion - defects management

    • preparing periodic progress reports

  • Liaise with and support the Commercial Manager and the Technical Services Lead in the management, administration and implementation of projects.

Experience & Requirements

  • Qualified Surveyor with Project Management experience preferred but not essential

  • Background in Programme Management services

  • Experience in reviewing planned lifecycle and determining delivery periods

  • A logical and practical mind, to be able to analyse problems in order to identify solutions

  • A good understanding of software systems (Microsoft) use, including Microsoft Project

  • Good oral and written communication skills • Full clean driving license

Desirable Personal Attributes

  • Membership of a professional body RICS, CIOB, etc • PRINCE2 training

  • Experience of working in a PFI / PPP environment would be advantageous

  • Consultancy background may suit well but not essential

  • Competent in Microsoft WORD, EXCEL, PROJECT, etc
