Role Objective
​
To support the Commercial Manager in the management of project risk across a varied portfolio of real estate projects, with a focus on Lifecycle Asset replacement works.

​
Responsibilities & Key Tasks
​
The primary function of the role is to ensure the SPV is not exposed to increased levels of risk and to maximise shareholder return. This is achieved through ensuring that commercial risks, primarily associated with the delivery of lifecycle asset replacement works, are managed.

​Provide commercial advice to Asset and Operations Manager’s on contractual obligations

Prepare tender documentation and manage tender process, analysing tenders to confirm compliance with documentation

Support the submission of Client papers to secure funding demonstrating compliance and value. Manage valuations and variations, certify payments and monitor and report on expenditure against budget.

Support the Commercial Manager in the procurement and delivery of Asset replacement works.

Ensure timely delivery of accurate cost information for the SPV Manager / Board.

Manage the Appointment of consultants and contractors.

Undertake Verification of consultant / contractor vetting.

Ensure cost estimates and out-turn costs are optimised within the boundaries of preventing risk being imported to the SPV.

Ensure contractual and legal matters are adhered to.

Provide support at pre-contract and post contract stages.

Review contract documentation / commercial records and implement an effective document management system • Manage documentary contract change

Advise on governance requirements in accordance with relevant Procedures

Ensure SPV requirements & deadlines are met while maintaining required business margins.

Contribute to hand over secured projects to operations teams, identifying risks, opportunities, assumptions & exclusions.

Maintain effective change control management, live reports & budget analysis.

Ensure valuations are submitted in accordance with individual project requirements.

Follow up on valuations to ensure payments are received on time.

Agree & negotiate variations/compensation events/ final accounts.

Desirable Experience & Requirements
​
-
HND / Degree level in Quantity Surveying related discipline.
-
Must have an extensive knowledge of JCT and NEC4 Forms of contract.

A good understanding of software systems (Microsoft) use.

Understanding of frameworks and minor works projects.
​
Desirable Personal Attributes
​
-
Experience of working in a PFI / PPP environment may suit well but not essential.
-
Consultancy background may suit well but not essential.
